What's the difference between power washing and soft washing?

Accepted Answer

Soft washing means spraying a chemical mist at your house from the ground and rinsing it off. It has legitimate uses, but it's often sold as a whole-house cleaning when it isn't one. Real power washing means getting up close with proper pressure and professional-grade cleaners, hand-scrubbing gutters, and getting on the roof. That's why soft-washed houses still have black gutters and mossy roofs six months later.

Will power washing damage my vinyl siding?

Not when it's done by someone who knows what pressure and which nozzle each surface can take. Damage happens when an inexperienced crew puts a narrow tip too close to the siding or blasts water upward behind the panels. Randy has been washing vinyl in Stark County for decades and adjusts pressure, distance, and cleaner for the surface in front of him. Chalky, oxidized siding needs the right cleaner more than it needs brute force.

Can you get the black streaks off my gutters?

Yes. Those streaks are oxidation and road film bonded to the aluminum, and rinsing will not touch them. They come off by hand, with the right cleaner and a brush, gutter by gutter. Is it safe to clean moss off my roof?

It is when the person doing it treats the shingles carefully. Moss and algae hold moisture against your roof and shorten its life, so leaving them there is the bigger risk. Randy gets up on the roof and removes the growth at the source instead of spraying at it from the driveway, using low pressure and the correct cleaner so the granules stay put. How often should I have my house power washed?

For most Northeast Ohio homes, every two to three years keeps the mold and oxidation from setting in. Houses with heavy tree cover, north-facing walls, or a lot of shade green up faster and do better on a shorter cycle. Concrete and gutters usually want attention more often than siding. Randy will tell you honestly when your house needs it and when it can wait a year.

Do you seal concrete after you clean it?

Yes, and sealing is the step that makes the cleaning last. Bare concrete is porous, so the day after it's cleaned it starts pulling in dirt, oil, and moisture again. A proper sealer closes the surface so rain and stains sit on top instead of soaking in, and it helps your driveway handle Ohio freeze-thaw cycles. It's the single best add-on for a driveway you just paid to clean.
